Selling land or property in Highcliffe
Highcliffe is where we've built more homes than anywhere else, from three bungalows at Forest Close to nine apartments on Lymington Road. Many plots here are large, which suits replacement dwellings and garden plots. Planning is decided by BCP Council, and the main local issues are the Green Belt edge, the coast and, on some sites, River Avon phosphates.

Which council and plan
Highcliffe was part of Christchurch Borough until 1 April 2019, when BCP Council took over. Applications are decided against the Christchurch and East Dorset Core Strategy (2014) and national policy while BCP prepares its new local plan.

Large plots and replacement homes
Highcliffe's generous plots often allow one older bungalow to be replaced by two or three new homes, or a large rear garden to be split. We did exactly that at Germaine Close, where one bungalow made way for three detached bungalows, and at Forest Close, a plot introduced by a partner agent.
Coast, Green Belt and nutrients
Sites near the cliff top need extra care because of coastal erosion. Some countryside around Highcliffe is in the South East Dorset Green Belt. As in Christchurch, extra homes in the River Avon catchment need phosphate mitigation (a one-for-one replacement doesn't), and new homes pay the New Forest recreational mitigation contribution.
