Selling land or property in Wimborne
Wimborne Minster is in the Dorset Council area, inset within the South East Dorset Green Belt, so land inside the town boundary is where most new homes go. We've built a bungalow on a severed garden in Livingstone Road and are remodelling a period house on Wimborne Road. Conservation area rules apply in the town centre.

The local plan
Dorset Council is preparing a new local plan for the whole county under the government's new plan-making system. Until it's adopted, decisions in Wimborne use the Christchurch and East Dorset Local Plan Part 1 (Core Strategy), adopted in 2014, with the National Planning Policy Framework.

Green Belt and the town boundary
Wimborne is surrounded by the South East Dorset Green Belt. Land inside the settlement boundary is generally where new homes can go; outside it, building is tightly controlled, although national policy allows some development on 'grey belt' land that meets strict tests.

Heathlands, conservation and flooding
The Dorset heathlands rules apply here as across south-east Dorset: new homes within 400 metres of protected heathland are strictly controlled, and homes between 400 metres and 5 kilometres pay towards mitigation. Wimborne Minster's conservation area covers the historic centre. The River Allen and River Stour mean some low-lying land is at flood risk, which we check on the government flood map.

Selling in Wimborne: common questions
Who decides planning in Wimborne?
Dorset Council, which replaced East Dorset District Council in April 2019.
Can I sell part of my garden in Wimborne?
If the plot is inside the town boundary and has suitable access, often yes. We built a detached bungalow on a severed rear garden in Livingstone Road.
What extra costs apply to new homes in Wimborne?
Typically heathland mitigation contributions and the Community Infrastructure Levy. Dorset Council publishes the current rates, and some sites also need nutrient mitigation. We include all of this in our assessment.
