Selling land or property in Lymington
Lymington sits outside the New Forest National Park on the Solent coast, so New Forest District Council decides planning in the town. New homes here carry Solent and New Forest mitigation requirements, and the historic town centre is a conservation area. We buy land and property in Lymington and Pennington, and have built nearby in New Milton and Highcliffe.

The local plan
New Forest District Council's Local Plan 2016–2036 Part One, adopted in 2020, includes strategic housing sites at Lymington. The council is preparing a new plan to 2043, with Lymington among the towns where growth options are being tested; consultation on the final draft is planned for late 2026. Land inside the National Park, which surrounds much of the town, is decided by the National Park Authority.

Solent and New Forest mitigation
New homes pay towards mitigating recreational pressure on the New Forest's protected sites, and homes within 5.6 kilometres of the Solent's protected habitats contribute to the Bird Aware Solent scheme. Parts of the district that drain to the Solent also need to show nitrogen neutrality; the council maps these areas.

Conservation areas and flooding
Lymington's historic centre is a conservation area, so design and materials get extra attention. Low-lying land by the Lymington River and the coast can be at flood risk, which we check on the government flood map.
