Selling land or property in New Milton

In New Milton and Barton-on-Sea we've built two new homes on Everton Road and bought a cliff-side bungalow at Carlton Avenue, exchanging within a week. Planning is decided by New Forest District Council. The issues to know are coastal change at Barton, New Forest and Solent recreational mitigation, and the Green Belt between the town and Highcliffe.

The local plan

New Forest District Council's Local Plan 2016–2036 Part One, adopted in 2020, includes strategic housing sites around New Milton. The council is preparing a new plan to 2043, with New Milton among the towns where growth options are being tested; consultation on the final draft is planned for late 2026. Parts of the wider parish are inside the New Forest National Park, where the National Park Authority decides.

Barton-on-Sea and coastal change

The cliffs at Barton-on-Sea are subject to coastal erosion, and the council's planning policies require development near the cliff top to be safe over its lifetime. Cliff-top plots need careful assessment before anyone commits to a price.

Mitigation and Green Belt

New homes pay towards mitigating recreational pressure on the New Forest's protected sites, and homes within 5.6 kilometres of the Solent's protected habitats also contribute to the Bird Aware Solent scheme. Some countryside around the town is Green Belt.
